Terms of Service

The rules for using our website and our text messages, and what a cash offer from us does and doesn’t mean.

Effective: October 10, 2026Last updated: October 10, 2026

The short version

The full terms below are what govern. This is the gist.

  • Asking for an offer is free and doesn’t commit you to anything.
  • Nothing is final until you and we both sign a written purchase agreement.
  • We’re the buyer, not your agent, and nothing here is legal, tax or financial advice.
  • Texts only go to people who agree to them. Reply STOP at any time and they stop.

1Agreeing to these terms

These terms apply when you use our website, submit our cash offer form, or receive calls, texts or emails from us. By doing any of those things, you agree to these terms and to our Privacy Policy, which explains how we handle your information. If you don’t agree, please don’t use the site.

You must be at least 18 to use the site or request an offer.

2Who we are

Tina Buys Homes (“we,” “us,” or “our”) is a local cash home buyer serving Mahoning and Trumbull Counties, Ohio, operated by [Legal business name, e.g. Tina Buys Homes LLC].

We buy houses directly from owners, for our own account. We are not acting as your real estate agent or broker, we don’t represent you in a sale, and our interests as a buyer are different from yours as a seller. You are always free to list your house with an agent instead, or to have an agent or attorney represent you in a sale to us.

3Cash offers

  • Requesting an offer is free and doesn’t obligate you to sell, and doesn’t obligate us to buy.
  • An offer is not a contract. A sale only becomes binding when you and we both sign a written purchase agreement. That agreement, not this website, sets the price, closing date and every other term of the sale.
  • An offer is not an appraisal. It reflects what we’re willing to pay, based on the house’s condition, needed repairs, our costs and the local market. It isn’t an estimate of what the house might sell for if listed, and it may be lower than that.
  • Offers depend on accurate information. They’re based on what you tell us and what we can see. If we later learn something that changes the picture, such as hidden damage or an unexpected lien, we may revise or withdraw an offer before a purchase agreement is signed.
  • We may decline any property for any lawful reason, and offers expire if not accepted within the time we state.

Statements on this site such as “close on your timeline” or “close in a few weeks” describe how we usually work. Actual timing depends on title, probate, liens and other factors outside our control.

If a purchase agreement allows us to assign it to another buyer, that will be stated in the agreement itself, and we’ll tell you who is involved before closing.

4No professional advice

Our website, guides and conversations share general information about selling a house, including topics like probate, foreclosure, divorce, liens and back taxes. That information is not legal, tax, financial or real estate advice, and it may not fit your situation. Before you sign anything, especially in probate, foreclosure or divorce, talk to a qualified attorney, tax professional or financial advisor. We’re happy to work alongside them.

5Text messages

When you give us your phone number and agree to be contacted, you agree that we may call and text you about your property and your offer, including with automated technology. Agreeing is never a condition of selling your house to us. You confirm the number is yours or that you’re authorized to use it.
